Housing Market Predictions For 2024: When Will Home Prices Be Affordable Again?
Elevated mortgage rates, out-of-reach home prices and record-low housing stock are the perennial weeds that experts say hopeful home buyers can expect to contend with this spring—and beyond.
“The housing market is likely to continue to face the dual affordability constraints of high home prices and elevated interest rates in 2024,” said Doug Duncan, senior vice president and chief economist at Fannie Mae, in an emailed statement. “Hotter-than-expected inflation data and strong payroll numbers are likely to apply more upward pressure to mortgage rates this year than we’d previously forecast.”
Despite ongoing affordability hurdles, Fannie Mae forecasts an increase in home sales transactions compared to last year. Experts also anticipate a slower rise in home prices this year compared to recent years, but price fluctuations will continue to vary regionally and depend strongly on local market supply.

FOR THE CRUST:
- Cooking spray
- 2 c. almond flour
- 1/4 c. Swerve confectioners'
- 1/4 tsp. kosher salt
- 1/2 c. (1 stick) melted butter
FOR FILLING:
- 1/4 c. (½ stick) butter
- 2/3 c. Swerve confectioners'
- 1/2 c. heavy cream
- 1 tsp. pure vanilla extract
- 1/2 tsp. kosher salt
- 1 1/2 c. toasted unsweetened shredded coconut
- 1/2 c. keto-friendly chocolate chips
- 1 tbsp. coconut butter
- Make crust: Preheat oven to 350º and line a 9"-x-9" baking pan with parchment paper; grease with cooking spray. In a large bowl, whisk together almond flour, Swerve, and salt. Add melted butter and stir to combine.
- Press mixture into prepared pan in an even layer and bake until lightly golden, 18 to 20 minutes.
- Meanwhile, make the filling: Add butter to a small saucepan over medium-low heat. When butter has melted and foam has subsided, stir in Swerve, cream, vanilla, and salt. Bring mixture to a low simmer and cook, untouched, for 15 minutes.
- After 15 minutes, transfer caramel to a heat-proof bowl and add shredded coconut. Stir in coconut and transfer to baked crust.
- Smooth into an even layer, let cool to room temperature, then transfer to refrigerator to firm up, about 1 hour.
- When ready to serve, combine chocolate chips and coconut butter in a medium microwavable bowl and microwave until melted.
- Stir to combine and drizzle over coconut. Chill 5 minutes in the refrigerator, then cut into bars and serve.
