Santa Monica's July market showed different trajectories for single-family homes and condos, with sales activity remaining active despite shifting pricing trends. Single-family homes averaged $4.78M, down 8.99% year over year, while the number of closed sales jumped 47.06% from the previous month, suggesting buyers remained active. At the same time, homes spent longer on the market and inventory continued to inch upward. The condo market told a different story, with the average sale price climbing 17.55% year over year to $1.43M, although monthly sales slowed. Condo inventory also increased modestly, while average days on market rose to 53 days. Overall, July reflected a market with growing inventory and longer selling timelines, while pricing trends continued to differ between Santa Monica's two primary housing segments.
