Santa Monica Sees Rental Rates Decrease for a Second Straight Month

As of July 2025, after a strong start to the year, rental prices in Santa Monica declined for the second consecutive month in June, according to the latest monthly report from Apartment List.

‍

Although rents fell by 0.7 percent last month, they have still risen 4.1 percent over the past year, surpassing the state’s 1.5 percent increase and contrasting with the national decrease of 0.7 percent.

‍

Currently, the median rent in Santa Monica is $2,372 for a one-bedroom apartment and $2,844 for a two-bedroom. The overall vacancy rate across the city’s apartments sits at 4.4 percent, down 1.7 percent compared to this time last year.
