September Sales Clustered Below $1.5M
September’s Westside condo sales were concentrated at the lower end of the market. Of the 85 closings reported across Santa Monica, Venice, Brentwood, Pacific Palisades, Marina del Rey and West LA, 69 were under $1.5M, roughly four in five, while just 16 closed at $1.5M and above.
Santa Monica was the center of that activity, with 33 closings, nearly four in ten of the total. It was also the one neighborhood where higher-priced condos clearly sold faster: those at $1.5M and above averaged 35 days on market, compared with 92 days under $1.5M. In the other neighborhoods with higher-priced sales, those condos took about as long or longer to sell.
The balance between supply and demand also looked different by price. Across the six neighborhoods there were about seven active listings for every closing under $1.5M, versus about 11 for every closing at $1.5M and above. That suggests buyers shopping the higher end had more to choose from, while sellers there were competing with more inventory.
Some of the higher-priced figures come from very few sales. Venice and Pacific Palisades each had a single closing at $1.5M and above, taking 92 and 182 days, so those are better read as individual sales than as neighborhood trends. Where volume was higher, the pattern was easier to read: Marina del Rey’s 15 closings under $1.5M averaged just 40 days on market, the quickest lower-priced segment on the list.

Food Obsession of the Month

Apple Pie
Few desserts say fall in America quite like apple pie, and it earns a place on plenty of Thanksgiving tables. This recipe is built around what people want from the classic: a tender, buttery, flaky crust holding a filling that balances sweet and tangy apples. It looks the part and tastes the part, and making it from scratch, pastry included, is more approachable than it sounds.
